Our residential block management department provides a specialist property management service for blocks of flats, apartment developments and housing estates across Bournemouth, Poole, Christchurch, Ferndown and the wider Dorset and Hampshire area. We act for freeholders, resident management companies (RMCs), right-to-manage (RTM) companies and developers and we currently manage a portfolio of over 130 blocks, ranging from 4 to 80 units.

All management is carried out to the standards set by the RICS Service Charge Residential Management Code and TPI professional standards, and our client accounts are independently audited on an annual basis.

Our management service and accounting systems are governed by Statute and the RICS Code of Practice and Client Account Regulations. We are Corporate Members of the Association of Residential Managing Agents and are accredited under ARMA-Q. Our client account is audited and certified on an annual basis and we have substantial professional indemnity insurance cover for our activities. The requirements are designed to protect you and your property.

Our Services

Service Charge Administration

We prepare detailed annual budgets, collect service charges, manage arrears, and produce certified accounts for each block. All funds are held in a dedicated client account, audited annually by an independent accountant.

Buildings Insurance and Claims Handling

We arrange and administer buildings insurance, directors’ and officers’ insurance, lift engineering insurance and, where required, terrorism cover obtaining competitive quotes and managing all claims on your behalf.

Major Works and Section 20 Consultation

Where planned repairs or improvements exceed the statutory threshold (£250 per leaseholder), we manage the full Section 20 consultation process preparing specifications, issuing the required statutory notices, tendering the works and supervising completion.

Contractor Management

We maintain a panel of vetted, insured local contractors and operate a formal purchase order system so every instruction is documented, supervised and paid promptly.

Health, Safety and Compliance

We ensure your building meets its obligations under the Regulatory Reform (Fire Safety) Order 2005, the Building Safety Act 2022, the Fire Safety (England) Regulations 2022, electrical safety legislation and all other relevant statutory requirements.

Routine Inspections

We carry out scheduled internal and external property inspections and report findings to directors, with recommended actions and cost estimates.

Resident and Director Liaison

We arrange and attend residents’ meetings, AGMs and director meetings, and provide a responsive point of contact for all leaseholders with calls returned within 24 hours and emails within 48 hours.

Right to Manage (RTM) Support

If you are considering exercising your right to manage, we can guide you through the process from start to finish and take over management seamlessly once the RTM company is established.
